Snapshot of London property market offers hope

Talk of "green shoots" in home buying may not be just idle gossip according to one London agent.

Stanmore estate agents Preston Bennett said two recent show home launches generated more than 70 viewings for each new development and, for the first time in almost a year, off-plan reservations were made at another "soon to be launched" development.

Eaton Court, Westfield Park, Hatch End from W E Black has just nine luxury apartments from £369,500 and the majority of viewings were from people wanting to remain in the area, but looking to downsize from their current home.

On the other hand, Kenmore Gardens, Kenmore Road, Kenton, attracted viewings from a different sector of the market – notably first-time buyers and young families – with the 13 townhouses offering an excellent combination of space and layout from
£359,950.

"It was a fantastic launch for both of these developments," said New Homes Sales Manager, Alex Carr. "The fact that there was across-the-board response from both ends of the home buying spectrum is a real indication of positive momentum in the property market. The quality of the show homes available for viewing was also responsible for such a good turn-out!"

A development of nine luxury 2-bed/2-bath apartments from £399,950 also caught the attention of buyers with two reservations off-plan at The Arc, London Road, Stanmore.

"Being right next to Stanmore station and close to shops and places of worship, The Arc is a truly unique development," said Carr.

"The fact that both these purchasers have committed to reserve off-plan shows the confidence that the buyers have in the development and the price that is now available prior to its official launch. There have been very few off-plan sales in the past year, but I am sure that these are positive indicators of where purchasers see the market going in the next few months. It is a clear sign of confidence returning to the market."
