£150m plan to create UK's first sustainable suburb

Moves are afoot to turn an area of South London into the UK's first sustainable suburb.

Schroder Property Investment Management, on behalf of Hackbridge Property Unit Trust, has submitted one of the country's largest planning applications for a £150million regeneration scheme for Hackbridge.

Proposals to transform the 7.7 hectare Felnex Trading Estate, Hackbridge have been submitted to Sutton Borough Council, and include housing, a doctor's surgery, a new supermarket, residential care home, shops and business units based around community open spaces and a central public square.

The development is anticipated to result in more than 500 jobs, compared to 70 at present, and 792 new homes, of which 173 will be townhouses, approximately 150 units will be affordable housing.
 
The community space, known as the "Hackbridge Hub", is centred around a public square with events space for farmers markets and public art displays. It will be surrounded by family townhouses and gardens, open spaces, pocket parks and edible gardens, allowing the community to grow fruit and vegetables. The "Business Forest" will comprise flexible offices, workshops and studio spaces, set in a green environment with high-quality planting and landscaping catering, for the needs of local businesses.
 
Neil Meredith of Schroders Property Investment Management said: "Our vision is to create a sustainable, innovative development that will spearhead Hackbridge's regeneration. We are proud to be developing the Felnex Trading Estate as an exemplar sustainable project, in response to the ambitious aims and aspirations set out in the Hackbridge Masterplan and the One Planet Living Sutton Charter, to make Sutton the UK's first sustainable suburb.

"This development will make Hackbridge a better place to live and work, and will remove an eyesore, bring new family homes, viable long-term jobs and shopping opportunities back to the centre of Hackbridge. Landscaping is a vital part of our proposals and we will ensure that we create a high quality environment consistent with the London Borough of Sutton overall."
 
Savills advised Schroders and acted as Development Managers for the preparation of the planning application for the circa 1million sq ft development.

Matt Willcock, Director of Development Management, said: "The redevelopment of the trading estate is a fantastic opportunity to create a much-needed town centre for Hackbridge and will provide the new and existing residents with shops and services as well as modern living accommodation, all of which the area is currently lacking. The new development will also significantly increase the number of jobs for local residents."
 
Proposals put forward by Hackbridge Property Unit Trust are designed by award-winning team architects, urban designers and community planners Feilden Clegg Bradley Studios following three years of discussions with Sutton Borough Council and community consultation including a public exhibition.

Hackbridge is going up
That's good news for people in Hackbridge as a district centre will raise the overall value of the area. As long as I am not priced out of the housing market in Hackbridge by the time I am ready to buy the project has my full support ;-)
